An upfront investment often pays off with a quick sale and a happy seller.

In this case, engaging Team Swift to get the home ready, well before the sale, paid off handsomely.

This beautifully presented modern family home is conveniently located in a quiet residential area with leafy surrounds.

Very spacious on both levels, it sits on an 800 square metre block with ample privacy from neighbours. The great layout flows perfectly for families and entertaining a large or small crowd and there’s a lovely front entrance plus internal access from the double garage. The kitchen is ideally placed to service formal lounge and dining areas on one side, informal dining and family rooms on the other and a large covered patio at the rear which overlooks a pool.

The owners’ daughter and her young family rented the home while their new house was being built. A lot was going on with a new build and the sale of this home so when the overwhelmed owners contacted Rachel, we quickly discovered time was critical. Rachel was more than happy to help with time, know-how and trade contacts. ‘Sell my house’ means using our knowledge to get all the hard work done beforehand and then reap the rewards.

After they walked through the six-step process and received the builder’s report, Rachel and the owners agreed on the Action Blueprint for the home and what they were happy to do and what they wanted outsourced. We then waited for the daughter to move out and the home was empty and ready for Team Swift to get started.

What the home received:

Pool Inspection

The pool was emptied, so it could be cleaned and repaired, and then refilled. The fencing had some Perspex and parts replaced to make it safe, trees and bushes were cut to meet the inspector’s requirements, a CPR sign was installed and a pool certificate was issued to help the sale.

Getting the work done beforehand means one less thing for the buyer to do and makes the transaction process quick and easy come sale negotiation time.

Gardens

A neighbour came over and tidied up the overgrown garden beds and trimmed the trees, the lawns were mowed and 12 months’ worth of leaves were removed. The great community spirit continued with one neighbour stopping in the rain to help load branches onto the back of his truck as he was off to the tip and happy to take extra green waste. The buyer was very lucky with such a community-minded neighbourhood.

Furniture

Some furniture was too old for the new house so we were more than happy to find homes for it. We do this for free so furniture gets a second life in a home where families can’t afford to buy new. We are about supporting our local community at every opportunity and encourage our clients to do the same.

External clean

Jimi came and did an external home wash, got on the roof and cleaned the gutters and the solar panels. He also took care of getting rid of all the built up algae on the retaining walls, white boundary fence, walkways and driveway.  Once he was done, it looked like the fence had got a lick of paint it was so white and the walkways were a totally different colour. The pool area got a good pressure clean too, this helped with the nice clean pool too.

Internal Clean

The team spent two days cleaning the inside of the home from top to bottom. A deep kitchen and bathroom clean was done and all the walls washed. Wall washing helps bring the shine back and gives the appearance of fresh paint. This is one way we can save clients $10,000-$15,000 getting their home ready for sale. Agents and renovators always want to paint – we say let’s wall wash and then patch and paint, much cheaper.

Carpets

The downstairs living room had the carpet replaced and the stairwell and the upstairs carpets were all deep steam cleaned. This brings the whole clean to a finish.

Handyman

Once the walls were washed, handyman Craig began patching and painting. Most of the window frames needed it, with some minor cracks along the walls. These are normal for a home of this age, and it happens when the home settles, it’s just part of general home maintenance. There were some minor repairs, like regluing a missing part of the kitchen drawer, to replacing tap fittings in the bathrooms, redoing silicon and removing mould.

Craig also rearranged the ball mounts on the external fence and re-hung the gates to open and actually close automatically. He also painted the front entry arch to match the rest of the fence and patched and painted where needed just to finish off the nicely cleaned fence.

Once all the gardening, repairing and cleaning was done it was time for the stylist to move in for a few days and stage the home.

Home Staging

The homeowner used their own stylist and wow what a great job she did on getting the home furnished. As you can see from the before and after photos, there was quite a transformation once the furniture was put in for house staging. When we say property staging works, this is the perfect example of how it works.

Photography

When considering how to sell your house, great photos are essential. We were more than happy to pay for photos for this home as it came up perfectly in the before and after shots, showcasing a fabulous transformation. It was all done in 14 days.

Once the stylist was done and the photos were taken, it was over to the agent to get the property online and find a buyer. An offer was agreed to in only six days. This homeowner invested $20,000 in the preparation process, organised a building and pest inspection, a pool certificate, moved out and did all the work to present a clean, tidy, low-maintenance home for the buyer. This shortened the sale period as the home was unconditional in 22 days and the buyer could move in as soon as the stylist removed their furniture.

When selling a house we always say an upfront investment pays off in the speed in which the home can be sold and all the hard work is done beforehand. The bonus is the home sells for more than the asking price, so having the right team to help you get the home sold is vital.

This is a story of buy the worst home on the street, relocate it and build a new one. While Team Swift doesn’t build houses, we still work with builders to get a great result when it comes to selling a house.

The goal was to sell the home quickly.

This builder understands the importance of clean and tidy, so the home had a four-stage clean. It is the only way to keep your tradespeople happy and keep them tidy on the worksite. This keeps the bank happy and lets them make progress payments without delay, making the builder happy and keeping them on schedule. Ultimately, this means the owner gets their home when it was promised, without delays.

This home was built on schedule and sold in record time, with a great profit for the owner.

When it comes to how to sell your house, Team Swift knows preparation is key. Cleaning is more important than you think when you decide it’s time to sell my house.

Home staging and putting the fine touches on a home is great but if your house isn’t clean to start with, you will delay the sale and attract the wrong buyer.

Having a clean construction site means you can find defects quickly and fix them before the building inspector arrives. It also helps keep a project on schedule and keeps other tradies accountable for their own mess. Always allow cleaning in your budget to keep things on track.

What is a four stage clean:

  1. Wet area clean (bathrooms and kitchen). Tiles are in but mirrors and glass aren’t. Great to get done before silicone work too.
  2. Initial builders clean to remove 90 percent of the builder’s dust created throughout the build.
  3. Final builders clean to remove the 10 percent of the builder’s dust created after reworks are completed.
  4. Sparkle-up clean, to give the home a quick polish before you give the keys to the homeowner.

If you are a builder who takes pride in your work, then show it off. Stand out from the crowd.  Aim for the high-end market and capture it with your reputation of finishing your builds on time, every time.

Remember, an owner has to live in the home and if they are still finding dust 12 months later, then it is the builder who gets the bad reputation not the cleaner. Use a cleaning company that knows where the dust hides and what activities reveal the dust six to 12 months later.

Having the right cleaning company come in at the right stages of the build makes a big difference and you will be surprised how many more referrals you will get even after 12 months.
