This investor, Mark, likes to buy land and subdivide it. In this case, he sold half the land for $1 million and built a new, low-maintenance home on the other half, with four bedrooms, three bathrooms, a home office, a two-car garage and all the modern fixtures buyers are looking for in a new home. There is French oak flooring and spacious open-plan living with indoor-outdoor flow, ducted air conditioning and a kitchen with butler’s pantry. Outside there’s a pool and low-maintenance backyard.

Because the home is new, and the builder has all his preferred tradespeople that come with Queensland Building and Construction Commission licences and warranties, you get the seven-year builder warranty. Mark needed some help with the finish. What makes Swift Home Sales unique is the dying art of builder’s cleans. Rachel has a fully trained builders cleaning team. Deep cleans for pre-loved homes are very different to cleaning a new home. There are four steps to a builder’s clean, skip a step and you will find builder’s dust for up to 12 months after moving in. Mark found out the hard way when he hired a cleaning team inexperienced at builder’s cleans and had to get it redone properly. A bond cleaner doesn’t carry the right chemicals for a builder’s clean. You don’t need degreasers and oven cleaners, so they automatically move to acids – this is where new tiles get ruined. It’s best to consult an expert.

As mentioned, we run a four-step process. When a job is half done, we still have to start from scratch. Cody one of Swift’s cleaning experts, always does our windows inside and out, including the tracks on our double storey homes. Our cleaning team use a different cleaning process when doing builder cleans. With fine dust it’s important to have the right vacuum and microfibre tools to get the job done.

The great part was it only took a day to get three of the four steps done and then was just a matter of returning the next day for touch-up cleaning.

Once home staging was complete, we did weekly cleans while the home was for sale.  

This builder has his own team and stylist who just happens to be the same stylist who works on Team Swift projects. For reasons beyond our control, the agent couldn’t sell the house. Mark had two agents and neither of them had buyers who were looking for a new, modern home worth more than $1.25 million. We were more than happy to refer one of our agents but Mark was happy to take a rental offer and try again in two years with the hope of changed market conditions.

Respectfully, if a rental offer exceeds a sale offer, and the return on investment is profitable, Rachel agrees, take the rental agreement.
