This investor, Mark, likes to buy land and subdivide it. In this case, he sold half the land for $1 million and built a new, low-maintenance home on the other half, with four bedrooms, three bathrooms, a home office, a two-car garage and all the modern fixtures buyers are looking for in a new home. There is French oak flooring and spacious open-plan living with indoor-outdoor flow, ducted air conditioning and a kitchen with butler’s pantry. Outside there’s a pool and low-maintenance backyard.
Because the home is new, and the builder has all his preferred tradespeople that come with Queensland Building and Construction Commission licences and warranties, you get the seven-year builder warranty. As mentioned, we run a four-step process. When a job is half done, we still have to start from scratch. Our cleaning team use a different cleaning process when doing builder cleans. With fine dust it’s important to have the right vacuum and microfibre tools to get the job done.
The great part was it only took a day to get three of the four steps done and then was just a matter of returning the next day for touch-up cleaning.
Once home staging was complete, we did weekly cleans while the home was for sale.
