5 bed / 2 bath / 2 car
Team Swift’s focus is helping homeowners prepare their property when they declare it’s time to “sell my house”. We reached this point by working for buyers for the first half of our business journey. We know what a renovator buyer is looking for and why they will drop the price in negotiations.
As a seller you need to understand a home overdue for maintenance is going to be vulnerable on the market and attract a renovator. You need to forget about what your neighbour’s nice new home sold for down the street and decide what you are prepared to sell the home for unrenovated. If you want to go through the investment of renovating, what will the end cost be? Is this something you are prepared to do, as it will delay the sale, and will it be worth it?
This seller decided that they did not want to invest in a renovation to get the home sold for the most amount.
They consulted Team Swift and were able to use our checklist to get the home ready for sale, knowing they were going to attract a renovator buyer. They were prepared for negotiation and once the home was sold, they gave the new homeowners our contact details for the after renovation clean-up.
We are lucky Brisbane is a small city and at the home show the previous month we spoke to the builder who renovated the home. Because the buyer renovated the bathrooms, and the home had new paint on the walls, new fixtures etc, when the builder was nearly finished making a mess, they recommended Team Swift for the clean-up. The new homeowner said to the builder, “hey, the seller recommended that same company. They must be good!”.
It all worked out in the end. The home had its makeover and Team Swift was able to help the seller and buyer.
There are key steps to success when selling a house, including professional cleaning, decluttering, home staging and maintenance, just to name a few.
