When selling a house you need to turn the open home into an asset – that requries you investing your time and money.
If you are serious and want to “sell my house quickly”, cleaning is essential. Buyers will notice the difference between a professional clean and a DIY clean. We can help with both options.
In 2017, we surveyed 1,000 buyers and asked them what put them off a home when visiting an open home.
The number #1 reason was, not presenting a clean and tidy home!
We are serious, this option generated a lot of comments in our survey with what not to do…
What’s the good of having a well-styled home when the house is not cleaned to a professional standard?
When walking into an open home, regardless of whether it was home staged or not, if the home was dirty, it sparked the question: ‘if the seller didn’t bother to clean it, what else did they not bother to do?’
A dirty home turns an emotional buyer into a bargain hunter. If they connect and want to make an offer, they will want to drop the price as much as possible. However, 80% of emotional buyers won’t even make an offer! You are missing out on offers if you skip the cleaning part of the process. Staging a house for sale means getting the cleaning done first.
Pre-Sale Clean vs Bond Clean
If you have been in the real estate industry for more than five minutes you know what a bond clean is. However, you need to forget what you know about bond cleaning, this is not a detailed enough clean to make a home sparkle like a showroom, it is simply enough to return a renter’s bond.
A pre-sale clean, is next level. We understand that in the market today, buyers are looking at your pre-loved home and at new never-lived-in homes. Buyers are asking why they should buy a home that has already been lived in? Location, that is it. If you want top dollar for your pre-loved home, you need to make it look like new again or as near new as possible and that means a detailed clean is needed. Your bond cleaner on Airtasker will not know how to do a pre-sale clean, neither will your domestic cleaner, so hire a specialist cleaner with an eye for detail.
Cleaning a newly-built home has a different cleaning process, different chemicals, different cleaning equipment (or using cleaning equipment differently). There are builder cleaners who have learnt the art of cleaning a new home. It takes longer, only because they need an eye for detail. They need to be able to remove paint off windows without scratching the glass, they need to know where the dust has settled in cabinetry.
An expert builder cleaner will insist on coming back the next day to surface wipe again, to remove 95% of the dust instead of only 80%. This makes a huge difference to the home.
