Know your buyer and cash in when you sell

Knowing the type of buyer you need to attract can save you time and money when you decide it’s time to sell my house.

This was never more evident than with the sale of this stunning hilltop five-bedroom home.

With superb architectural design, soaring ceilings, multiple living areas, an entertaining deck and pool, there is a lot on offer.

The home’s entry features luscious greenery, inviting you inside through huge double doors. Here, an artful timber ceiling slants upward at 45 degrees, with elegant hanging lights. Expertly matched timber accents can be found throughout the interior in archways, furnishings and cabinetry.

The sprawling open-plan layout of the home features soft tiling, with neutral toned carpet, an open-plan kitchen, living and dining areas. Classical and unique, the kitchen features plenty of cabinetry, black granite countertops, dual sinks and a timber island bench for easy meal preparation.

Flowing away from here is the living room, spacious and ready for any occasion. Balcony access also leads you to the rear of the home where a superb entertaining space waits, perfect for year-round alfresco dining. A terraced lawn winds away to the other end of the backyard and toward the pool.

Completing the lower level is one of three bathrooms, as well as a dedicated laundry. There is a fifth room that could be a rumpus room, office or guest bedroom.

Upstairs hosts a generous four bedrooms, each with built-in robes. The master bedroom is fitted with a walk-in robe and ensuite. For an added sense of space and openness, the upper level also overlooks the ground-floor atrium. A second main bathroom is only steps away from the other three rooms.

This home was being sold due to a separation. One party had moved overseas to take a job offer while the other prepared the home for sale. It is difficult to go through a divorce and the added stress of having to sell assets can be overwhelming.

The homeowners agreed to a building report and wanted to be upfront about the work required.  We agreed the work wasn’t going to help sell the house, so the owners knew there would be some negotiation involved and an independent valuation was recommended. However, the agent provided an appraisal for the owner to use as a guide for a sale price.

We agreed the home needed to be decluttered for home staging and needed a deep clean on a limited budget. The owner did a very good job of DIY house staging and tidying the gardens.

Step one was to remove all the personal effects and clutter from the home. One party had moved out so that helped. Team Swift then pressure washed the front entry, walkways and back patio. The home had a deep clean to remove cobwebs and years of dust on fans, lights and ceilings. The bathrooms and kitchen needed a double clean. Wooden cupboard doors look great but if not well maintained grease from years of cooking can take their toll in the kitchen. Luckily, we know how to remove this type of grease and restore cupboards so they are no longer sticky.

The carpets were steam cleaned and some of the upholstery cleaned to remove pet smells.   We agreed that because the building report mentioned the bathrooms and possible water damage, that we would not restore tiles or glass as the new owners may want new bathrooms. There is no point spending money when the buyer may renovate in 12 months. Therefore, cleanly presented bathrooms were the action item.

For the age of the home, the key was to be open and honest by providing a building report and presenting a clean, ready-to-move-in home that would appeal to a renovator happy to add their personal touch. Once you understand who your buyer is, then we have a better idea of how to present the home to that buyer. The agent and owner also agreed to auction the home. Therefore, a different marketing strategy applied to attract a renovator buyer.

Renovators are looking for strong foundations and strong bones.

The rest was fixable. It wouldn’t take long to put in new bathrooms, paint the walls and fix the things cited in the building report, including old termite damage. The termites were well and truly gone, they just left some repair work. Without the right experienced builder, it can be expensive. Each renovator has their own experience and normally keep within their specialty.

Luckily, the agent had a few people visit the open homes and was able to find a buyer. When you are looking for a renovator buyer, they won’t come to the first open home or the second. They will only look at a home once it’s been on the market for at least six weeks. The first question they will ask is why is it not selling? If you don’t have a building report, they may not even want to look at the home. Renovators have so much choice in the market, that unless you are up front, motivated to move, and the repairs needed are within their budget, they will move to the next home needing renovation. This is a business transaction and they will not be emotionally attached to any home. They may not even see the house in person until the final week before the contract goes unconditional, so don’t be surprised if they show little interest and are hard to negotiate with. Renovators will have a budget and the cheaper they get your home, the more they have to spend on renovation.

This immaculately presented family home was originally an AV Jennings display house, upgraded with every possible amenity to showcase the quality and offerings of this well-regarded builder.

From the outside, a triple-gable facade presents an elegant street frontage, with manicured gardens framing the front door. A spacious layout offers a collection of stylish and versatile living and entertaining areas, combined with private bedroom spaces.

The long hallway passes a front study and workshop, culminating in a large living area embracing the modern family lifestyle. There is a superbly appointed galley-style kitchen with premium fixtures and fittings and a second formal living and dining room.

Glass sliding doors create a seamless flow between indoors and out to the patio, fully protected on three sides allowing year-round use.

There are four generously-sized bedrooms, including a front luxurious master suite, and two bathrooms. Parents can enjoy their own private sanctuary in this space with his and her walk-in robes and a lavish ensuite with double vanity.

When the homeowners contacted Rachel, it was easy to understand that we needed to present the home as low maintenance, clean, tidy and ready to move in. The owners had already moved out, so we had easy access to get the home ready for sale.

Garden service

Gardens received a good tidy. We filled all the holes the dogs had dug, replaced the mulch and ensured the gardens were low maintenance for the next homeowner.

External home wash

Because you can see the roof from the street, it was pressure washed. We also did a home wash, with walkways, patio and entertainment areas getting a thorough deep pressure wash, not to mention removing eight years of dog activity in the backyard.

Home clean

Next on the list was cleaning windows inside and out. The home then received a deep clean.

Handyman repairs

New homes do move a little while you’re settling in. This suburb is known for earth movement cracking walls at the joins, so the home received a good patch and paint where needed. The other walls were washed – this is always cheaper than a full repaint. Other than that, it was a well-maintained home.

Home staging

A professional stylist did home staging to show an emotional buyer how comfortable it would be to live in, with the flow-through living areas, yet giving you privacy in each of the bedrooms and an office space. House staging can make all the difference.

As part of our six-step process, the initial step is to pick the type of buyer you want to attract. This home, in a cul-de-sac, is a great family property. It wasn’t hard to see it would attract an emotional buyer if presented correctly.

Homes that stand out sell for more in less time.

As the owner chose to sell at auction, it was on the market for four weeks, with several open homes for buyers to do walk-throughs. It sold under the hammer for $167,500 more than the suburb median price, to a buyer who wanted a low-maintenance home they could move into immediately. That meant the home went unconditional instantly and within two weeks the new owners moved in.

Investing your time and money up front gives you a great return on investment when you decide I want to sell my house.

Gardens, cleaning, handymen and staging was about $15,000 for a return of $167,500.

Sold and unconditional within eight weeks – a brilliant result for our clients.

Swift Home Sales works with sellers to get their homes ready for sale. Rachel has more than 25 years’ experience in the investment field, so when an investor seeks help, she is more than happy to do so. How else do you learn what buyers and investors want?

This investor, Mark, likes to buy land and subdivide it. In this case, he sold half the land for $1 million and built a new, low-maintenance home on the other half, with four bedrooms, three bathrooms, a home office, a two-car garage and all the modern fixtures buyers are looking for in a new home. There is French oak flooring and spacious open-plan living with indoor-outdoor flow, ducted air conditioning and a kitchen with butler’s pantry. Outside there’s a pool and low-maintenance backyard.

Because the home is new, and the builder has all his preferred tradespeople that come with Queensland Building and Construction Commission licences and warranties, you get the seven-year builder warranty. Mark needed some help with the finish. What makes Swift Home Sales unique is the dying art of builder’s cleans. Rachel has a fully trained builders cleaning team. Deep cleans for pre-loved homes are very different to cleaning a new home. There are four steps to a builder’s clean, skip a step and you will find builder’s dust for up to 12 months after moving in. This is why builders and investors ask for Team Clean when they need a new home detailed and dust removed.

Mark found out the hard way when he hired a cleaning team inexperienced at builder’s cleans and had to get it redone properly. A bond cleaner doesn’t carry the right chemicals for a builder’s clean. You don’t need degreasers and oven cleaners, so they automatically move to acids – this is where new tiles get ruined. It’s best to consult an expert.

As mentioned, we run a four-step process. When a job is half done, we still have to start from scratch. Cody one of Swift’s cleaning experts, always does our windows inside and out, including the tracks on our double storey homes. Our cleaning team use a different cleaning process when doing builder cleans. With fine dust it’s important to have the right vacuum and microfibre tools to get the job done.

The great part was it only took a day to get three of the four steps done and then was just a matter of returning the next day for touch-up cleaning.

Once home staging was complete, we did weekly cleans while the home was for sale.  

This builder has his own team and stylist who just happens to be the same stylist who works on Team Swift projects. As a result, the house staging was on point and the house was photo ready in no time. When you decide I want to sell my house, Swift has the complete arsenal of experts. Team Swift makes selling a house a smooth and rewarding process from start to end.

For reasons beyond our control, the agent couldn’t sell the house. Mark had two agents and neither of them had buyers who were looking for a new, modern home worth more than $1.25 million. We were more than happy to refer one of our agents but Mark was happy to take a rental offer and try again in two years with the hope of changed market conditions.

Winning result as Qlder gets much-needed attention

Valuable lessons were learnt in the sale process for this stunning Queenslander.

Upstairs, the open-plan layout includes a distinguished formal lounge and dining room. An additional meals area extends onto a breezy deck with city views and there’s a classic rotunda to entertain guests in style, while enjoying the outlook.

Close to the CBD and set over two levels, the home provides generous living options that flow seamlessly to the outdoor entertaining areas. A gorgeous rear deck overlooks the pool, while the downstairs rumpus room is perfect for guests or teenagers.

There’s a unique layout for the master suite with dressing room and marble ensuite. The second bedroom and bathroom are both upstairs. A huge home office features integrated shelving and a separate study. Preserved pressed metal ceilings, exquisite leadlight glass and ornate fretwork is a feast for the eyes.

Downstairs features four spacious bedrooms, serviced by two bathrooms. There’s a generous rumpus room and access to further outdoor entertaining areas and a pool. A large kitchenette provides effortless entertaining. There’s garages for four cars and an automated irrigation system. Tall hedges, well-established trees and high fences add to the sense of privacy.

When the agent told us the homeowners wanted to sell, they had already started to prepare the home for sale, and it was a mess. They were feeling overwhelmed with the process and it had become all too hard. The great thing is they had moved into one of their other homes so it gave the tradespeople access to get things done swiftly.

Heritage Queenslanders are high maintenance and over the years the to-do list had become too long for the owners to manage on top of the daily work-life balance. Team Swift knows tradespeople who can move quickly and help when working to a deadline when you say sell my house.

The home received a makeover including:


All hedges were trimmed and cut square, some lawn was replaced in patches and mowed and trimmed. All the green waste was removed and gardens were given a low-maintenance makeover, making it easier for the next occupants. All the seasonal plants were removed.

External Pressure Clean

While we recommend an external house wash, including a roof, tile and gutter clean, it was declined. The agent decided to go with just a DIY cleaning of the walkways and walls.


The back deck was lightly sanded and stained to bring it back to new.


This started with the external retaining wall by the pool and pillars. Our tradespeople then moved inside to paint the garage roof, four feature walls and the living rooms and hallway to remove yellow paint. This was a four-day patch and paint job and now you can’t tell which walls received a fresh coat of paint, as the cleaners were instructed to wash the walls that didn’t get painted.


Bathrooms needed a little TLC with some new silicon. We reattached door handles and fixtures, re-hung the name ‘Foley House’ on the front porch, painted the front stairs and repaired the front gate. We also repaired the handrail on the stairs leading to the back deck and re-cemented a loose tile on the garden footpath. Minor repairs gave the home the finish it needed.


The homeowners did the internal cleaning, packing and decluttering but we used our professional cleaners to do the wall washing. This also included some steam cleaning of outdoor and sunroom couch cushions.


Some furniture stayed, some was packed up and moved to the new home and in a quick solution, unwanted furniture was donated to the Salvation Army. Luckily, Rachel donates to several charities and the Salvos were happy to collect.

Home Staging

The agent had a lovely stylist who was happy to use the owners’ furniture for house staging. The homeowners’ beds were dressed, couches were zhushed, the dining tables set and new living room furniture was introduced to give the home flow and a blue colour scheme. Unique artwork was used to ensure the home looked great in open homes. We were happy to pay someone to move the furniture so the stylist could get the home ready for photos.

Pool Certification

A long list of repairs saw the pool emptied, fixed and refilled. A new cover was built for the pool pump, along with correct CPR signage and a few minor repairs to the fencing to make it safe. Unfortunately, pools can become expensive if not maintained and regardless of selling or renting the home, the repairs had to be done.

Things not done:

An overdue external home paint wasn’t done nor house wash as it would have just highlighted the need for fresh paint.

Selling a house is an involved process and many lessons were learnt on this project. Team Swift is always happy to help where needed when you decide how to sell your house. As you can see, Queenslanders need lots of love and attention. Had Rachel been contacted from the start she would have followed our six-step Blueprint and done things in a different order to get the work ready efficiently without having tradespeople working on top of one another. We could have also saved the homeowners’ budget when it came to pool maintenance and could have used funds more effectively on other aspects of the cleaning. However, there was a rush to get this lovely home on the market and not all project managers think the same. At the end of the day, the home looked great in the photos and videos and only the trained eye of a renovator buyer would have spotted what wasn’t done. However, we all learnt valuable lessons to ensure more efficient projects going forward.

The home went to auction and didn’t sell. With the agent’s guidance the home was listed for rent and an executive rental agreement was struck that suited the homeowners’ needs. It also gave the agency the opportunity to do the maintenance required in the building and pest report during the rental. So this Queenslander is getting the TLC it needs to stay well maintained – a winning result all round.

The owners’ daughter and her young family rented the home while their new house was being built. A lot was going on with a new build and the sale of this home so when the overwhelmed owners contacted Rachel, we quickly discovered time was critical. Rachel was more than happy to help with time, know-how and trade contacts. ‘Sell my house’ means using our knowledge to get all the hard work done beforehand and then reap the rewards.

After they walked through the six-step process and received the builder’s report, Rachel and the owners agreed on the Action Blueprint for the home and what they were happy to do and what they wanted outsourced. We then waited for the daughter to move out and the home was empty and ready for Team Swift to get started.

What the home received:

Pool Inspection

The pool was emptied, so it could be cleaned and repaired, and then refilled. The fencing had some Perspex and parts replaced to make it safe, trees and bushes were cut to meet the inspector’s requirements, a CPR sign was installed and a pool certificate was issued to help the sale.

Getting the work done beforehand means one less thing for the buyer to do and makes the transaction process quick and easy come sale negotiation time.


A neighbour came over and tidied up the overgrown garden beds and trimmed the trees, the lawns were mowed and 12 months’ worth of leaves were removed. The great community spirit continued with one neighbour stopping in the rain to help load branches onto the back of his truck as he was off to the tip and happy to take extra green waste. The buyer was very lucky with such a community-minded neighbourhood.


Some furniture was too old for the new house so we were more than happy to find homes for it. We do this for free so furniture gets a second life in a home where families can’t afford to buy new. We are about supporting our local community at every opportunity and encourage our clients to do the same.

External clean

Jimi came and did an external home wash, got on the roof and cleaned the gutters and the solar panels. He also took care of getting rid of all the built up algae on the retaining walls, white boundary fence, walkways and driveway.  Once he was done, it looked like the fence had got a lick of paint it was so white and the walkways were a totally different colour. The pool area got a good pressure clean too, this helped with the nice clean pool too.

Internal Clean

The team spent two days cleaning the inside of the home from top to bottom. A deep kitchen and bathroom clean was done and all the walls washed. Wall washing helps bring the shine back and gives the appearance of fresh paint. This is one way we can save clients $10,000-$15,000 getting their home ready for sale. Agents and renovators always want to paint – we say let’s wall wash and then patch and paint, much cheaper.


The downstairs living room had the carpet replaced and the stairwell and the upstairs carpets were all deep steam cleaned. This brings the whole clean to a finish.


Once the walls were washed, handyman Craig began patching and painting. Most of the window frames needed it, with some minor cracks along the walls. These are normal for a home of this age, and it happens when the home settles, it’s just part of general home maintenance. There were some minor repairs, like regluing a missing part of the kitchen drawer, to replacing tap fittings in the bathrooms, redoing silicon and removing mould.

Craig also rearranged the ball mounts on the external fence and re-hung the gates to open and actually close automatically. He also painted the front entry arch to match the rest of the fence and patched and painted where needed just to finish off the nicely cleaned fence.

Once all the gardening, repairing and cleaning was done it was time for the stylist to move in for a few days and stage the home.

Home Staging

The homeowner used their own stylist and wow what a great job she did on getting the home furnished. As you can see from the before and after photos, there was quite a transformation once the furniture was put in for house staging. When we say property staging works, this is the perfect example of how it works.


When considering how to sell your house, great photos are essential. We were more than happy to pay for photos for this home as it came up perfectly in the before and after shots, showcasing a fabulous transformation. It was all done in 14 days.

Once the stylist was done and the photos were taken, it was over to the agent to get the property online and find a buyer. An offer was agreed to in only six days. This homeowner invested $20,000 in the preparation process, organised a building and pest inspection, a pool certificate, moved out and did all the work to present a clean, tidy, low-maintenance home for the buyer. This shortened the sale period as the home was unconditional in 22 days and the buyer could move in as soon as the stylist removed their furniture.

When selling a house we always say an upfront investment pays off in the speed in which the home can be sold and all the hard work is done beforehand. The bonus is the home sells for more than the asking price, so having the right team to help you get the home sold is vital.

This original turn-of-the-century workers’ cottage was sold in just five days thanks to Team Swift and a motivated seller.

The home, in a quality location, enjoys a picture-perfect street facade from the white picket fence, to the manicured gardens and wide verandah.

The original floor plan offers a versatile layout with a separate air conditioned lounge room and a combined kitchen/dining space. The interiors are dressed in traditional tones with original polished timber floors, creamy coloured VJ walls, picture rails and three-metre ceiling height.

Updated to suit more modern requirements about 10 years ago, this kitchen is fitted with 2Pac cabinetry, stone benchtops, stainless steel dishwasher, gas stove and ample storage. From here, we move outdoors to a large grassy backyard offering a vast amount of secure space for entertainment and for children and pets to play.

Freshly painted and neatly presented, the home has a new roof and has been restumped with concrete posts, ensuring it will continue to stand the test of time. Concrete has been laid underneath and offers ample car accommodation, a laundry area and loads of secure storage.

With one kilometre of bike path immediately accessible from the front door, you get you access to three separate parks and nearby sports fields.

This owner did well keeping the home regularly maintained before declaring “sell my house”. Workers’ cottages need less maintenance than a Queenslander. When owner and motivated seller Tom contacted Rachel, all that was needed was a deep clean and styling to get the home photo ready.

Tom has a green thumb, so he did the gardens and kept the yard tidy and weeded. The home had already been house washed four months prior and with a new roof and new stumps, no handyman repairs were required.

For home staging, the agent’s stylist worked with Tom’s furniture as he was living in the home until it was sold. A few additional chairs were used but mostly artwork, throw rugs and pillows and the house staging was ready for open homes. As Tom wasn’t materialistic, it was easy to declutter and pack away a few photos to depersonalise the home.

The big task was washing down the walls to restore the paint, a good old-fashioned spring clean to get rid of the cobwebs and dust, clean out the kitchen cupboards and oven and a deep clean of the bathroom. Kitchens and bathrooms are not the favourite areas for cleaning so often get neglected but six months later you need a heavy-duty degreaser and extra elbow power to get things clean. Luckily we have amazing cleaners on our team and it only took a day to get the home deep cleaned and ready for photos.

Tom also choose to get regular cleans before each open home, to ensure the property was clean and each room smelt fresh for buyers. The home was on the market only five days before someone made an offer of $667,000, which was $17,000 above market rates. Tom was happy to accept, packed his bags and moved out – another win-win for Team Swift when selling a house.

Happy sellers and happy buyers prove the value of home staging and having all the hard work done beforehand.

Set in a street where quality homes are plentiful, this Queenslander has been upgraded with a built-in sunroom instead of a verandah and features spacious open-plan living with four bedrooms leading off the living area and three bathrooms giving you luxury modern living. There’s a rumpus room and an extra-large balcony off the back to entertain guests year-round.

There is ample storage downstairs, with a double garage and laundry. The third bathroom is downstairs, great for tradespeople to clean off before entering the home. Work tools can be left downstairs separate from the home.

The owners kept this Queenslander well maintained, had a fortnightly garden service and installed many upgrades over the years, so when they contacted Rachel, the consultation was easy. The home only needed the following:

External home wash

Jimi, our expert house washer, cleaned the gutters, washed the external walls, eaves and downpipes and pressure cleaned the entry and back balcony and stairs. The garage floor was cleaned and all the walkways were treated for mould and algae and pressure washed. The home was sparkling from the outside once the cleaning was done. 


We then had handyman Craig do some minor repairs. He replaced light bulbs, re-siliconed the bathrooms and acid washed the shower floor downstairs to freshen the tiles and grout.


The window frames in the front sunrooms were sanded and painted and a few touch-ups were done to walls where there was a bit of wear and tear from daily life. It’s not always necessary to paint the whole house, sometimes just touch-ups make all the difference when you choose how to sell your home. As there were only adults living in the home, the walls just needed a good dust, no wall wash was required, so double the savings. 

Packing Services

Swift team member Erica came in and spent two days packing up all the cupboards, ready for storage, and some boxes were shifted to the new home straight away. We offer a great packing service where all boxes, papers and bubble wrap is supplied. One of our team will work with you while you sort through your items and label the boxes, so you know which room it came out of and where the boxes are going. This way you know what needs unpacking first. We also organise the packed boxes, so it is easy for the removalist to know which boxes are going where. This is a less intrusive way of helping you get your house ready for sale, without the pressure of several people in the home. We know it can be overwhelming, so one person with a kind and gentle presence is sometimes all you need.

Internal Clean

We had two cleaners give the home a deep clean. Bugs were removed from all light fixtures, air conditioner filters cleaned and cupboards and wardrobes cleaned inside and out. The bathrooms were deep cleaned and the kitchen degreased. The owners had an oven expert come and clean the specialty appliance so it was like new again.

Home Staging

As the owners were living in the home at the time, they did a walk-through with the stylist and agreed to what furniture and ornaments would stay and what would be packed up and sent to the new apartment. Once all the handyman work, gardening and cleaning was done, the stylist introduced replacement furniture, artwork, pillows and ornaments to stage the home and present it as show ready for photos and an open home. When clients say “sell my house”, house staging is a great way to stand out from the pack.

The home sold at auction, so there were five weeks of open homes before it sold under the hammer for $1.32 million. The sellers were happy to downgrade to a low-maintenance apartment and the buyers were happy to own a much-loved Queenslander that was move-in ready with zero maintenance required for 12 months. Happy customers all round, the perfect result when selling a house.

When you decide to buy an investment property in Brisbane, you choose a strategy with potential for good return on investment and low upkeep. Buying land and building a new home comes with a seven-year warranty and insurance companies are happy to give premium insurance cover. Then it’s just down to location and amenities – out west is a good place for a family home investment under $500,000. This owner bought a house and land package from a developer and waited 12 months for the build to finish.

Now that they had a new investment it was time to find a tenant. Be careful who you pick as your property management company, we cannot stress this enough. All nightmare stories start with choosing an inexperienced team of ‘professionals’.

When Rental Invest called Rachel it had a very upset homeowner who only had their investment for nine months. Rental Invest had taken over management rights of this investment property and quickly enacted an eviction notice under the Residential Tenancies Act due to five months of unpaid rent. The bond was used for rent arrears and as damage was tenant-inflicted, the seven-year builder’s warranty didn’t apply. The only option left was for the homeowner to make an insurance claim on their new home.

Had the letting agent done its due diligence on the tenants, it would have quickly found none were working or had intentions of working. As this was their first rental, they didn’t know the responsibilities of paying rent, bills and buying food. In cases of first-time renters it is always a good idea to have a guarantor to ensure rent is paid on time.

Had the letting agent also done the initial inspection one month after move-in, it would have discovered damage had already begun. It could have then started the eviction process and it would have been a lot quicker to remove them, with potentially less damage. However, with little experience in the rental market, this agency didn’t know what to do, so it was put in the too-hard basket and forgotten about.

One great choice this owner made was to get the investment property insured with landlord insurance specialist Terri Scheer. It specialises in rental investments so is familiar with bad tenants damaging homes and because this is all it insures, it has added extras in its policies and the process is quick and easy. In this case it was a ‘do’ and charge to the sum of $9,000.

As you can see from the before pictures, the tenants left what they didn’t want. They broke every door in the home, punched holes in walls and poured fizzy drink all over the kitchen benchtop. We also discovered all fly screens needed replacing and their pets did their business wherever. The cat, in particular, used the walk-in robe in the master bedroom as its bathroom, no litter tray required.

Home staging and the finer details is one thing when you think sell my house or selling a house, but this was simply about returning the investment property to a liveable and presentable state.

Luckily, as well as knowing how to sell your house, we know how to get one of these homes rentable in seven days, so after the before pictures were taken, we rolled up our sleeves and set to work.

Rubbish Removal

Two skip bins were used to get rid of the rubbish the tenants discarded. Our concern was the neighbours might start using the bins, so we arranged for the bins to be dropped off first thing in the morning and swapped over bins at midday, with the second bin collected before 5:00pm. All went well with the first bin but each time we put something in the second bin, and left it unattended, it disappeared across the street and into one of the neighbours’ homes. Someone else’s rubbish is another’s treasure!


Handyman Craig worked on the home for four days patching walls, replacing doors, door stoppers, fly screens, door handles, painting walls, repairing broken fixtures etc.


While Craig was there, the smoke alarms were tested, after the power was turned on of course. Luckily Rachel is a sweet talker when she needs to be, as the smoke alarm testers turned up while Craig was at Bunnings and she was able to reschedule them for that afternoon. At Swift, our team members are used to working around each other, so while Craig was repairing items, we were able to empty the home of rubbish and start on the gardens and cleaning.

Once all the rubbish was gone, we discovered the ‘cat litter box’, so carpet in the main bedroom had to be replaced. The experts came in, matched it up and ordered new carpet


We had to remove all the small plastic bits of rubbish and animal droppings, mow the lawns and tidy up the garden beds. Luckily it was a small garden and it didn’t take too long to get it done.

External house wash

After nine months, it needed the external brick and eaves cleaned. We also had to spray an odour neutraliser to remove the smell of dog urine from the pebbled walkways. The home, fences, driveway and wheelie bins were all treated and cleaned.

Internal Clean

The team spent three days cleaning this five-bedroom, two-bathroom home. After we chemically treated the kitchen to remove the mess on the benchtop, we discovered ants had moved in. The kitchen had to be cleaned with a heavy-duty commercial kitchen degreaser after killing the ant nest. Then we had to reclean it with white vinegar to neutralise the degreaser – this had to be done from top to bottom. Bathrooms received a deep clean as well, as it looked like no-one living there knew how to clean a bathroom. We think the home came up quite nicely afterwards.

Air conditioner sanitation.

Because we found mould in the air conditioner, and it was a new property, we called the experts in and had them clean the whole air conditioner, not just the pull-out filters, thus giving the next tenants clean air.

Carpet Steam Clean

All carpets had a deep steam clean, even the master bedroom. We did try our best to get rid of the ‘kitty litter box’ walk-in robe smell first but it was too far gone, and the carpet had to be replaced.

Pest Control

We did a heavy-duty ant treatment on the house due to the ant nest in the kitchen, so the home had an internal and external pest control double dose to ensure there were no bugs left.

Once all the work was done, we took photos and handed the keys back to Rental Invest so it could find a new tenant who would look after the property.

Success doesn’t always come in big packages, sometimes just the basics need actioning to get a home ready for sale.

The tenants of this lovely apartment abandoned it and the homeowners decided they had had enough of the rental market. The sell my house decision was made and Team Swift was asked to work its magic.

It’s said; 90% of people’s wealth comes from property. However, rentals are a double-edged sword. If you get the right tenants they will love your home for as long as you let them stay, then you get tenants who destroy and abandon. Unfortunately, we don’t get called to the homes that get lots of TLC, we get the investment homes that have been destroyed in under four years. Luckily this home was not one of those. The tenants just didn’t clean much the whole time they lived there and the children loved to touch the walls, common in any family home. Also, moving is an ordeal and takes a lot of energy, so no-one wants to come back and clean and repair once they’ve moved out – hence the abandonment of the home.

What we did in five days :
– Rubbish removal – we removed the junk the tenants didn’t want.
– Repaired the kitchen doors.
– Replaced the mouldy silicone in the bathrooms.
– Patched and painted a few walls and doors
– Cleaners called in to do a detailed clean and bring it back to new.

Doing all this ensured it was a clean, tidy, low-maintenance unit for sale. Home staging was not required.

Anyone living in Brisbane knows units sit on the market for a while as the market is overstocked as of 2018.

In seven days, we were able to achieve:


Removed all the dead leaves and branches, trimmed all the potted plants, so they were easy to maintain, cleared walkways, mowed the lawn, removed dead plants in the front entry, cleaned up the pebbles, mulched the garden beds and laid turf to give the front of the home some much-needed street appeal.  

House Wash

The racetrack was getting a makeover, so homes backing onto it were getting covered in dust. This meant an external home wash was needed for the two-storey home. This included pressure washing the pool area, fences, walkways and driveway to ensure everything was super clean.

Internal Clean

Our detailers came in and spent a day cleaning the home from top to toe including a wall wash to freshen up the paint. We always recommend a deep clean of the home, so when it is sold sellers just have to vacuum and mop the floors after the furniture is moved. An upfront investment in cleaning helps the presentation at open homes.


Some walls were patched and painted where new panels had been installed and in high traffic areas. Besides that, this home was well maintained and no repairs were highlighted in the building inspection, so low-maintenance home – check.

Home Staging

House staging is a key part of how to sell your home. The homeowner kept their furniture in the home so all it needed was all the personal effects gone, like photos, trophies etc, and replaced with some throw rugs, cushions, ornaments and artwork. We also set up the dining tables as there were so many options for entertaining in this home, we wanted to show the space off during property staging.

The family decided to move out for two months and live with relatives during open homes, meaning the property was always available for viewings and inspections. They chose to auction the home and it sold for $1.28 million.

By looking at the sales process from start to finish when selling a house, it makes sense to give buyers what they want – clean, tidy, low-maintenance, accessible homes, easy negotiations and a quick move out period so they can move in and enjoy.

That is why we always recommend moving out, cleaning the home and repairing everything before you have an open home. It makes the sale process faster and easier and there is less to do once the sale is completed.
